The Belle Monet development in Pleasant Grove was built in 2006 and features several residential buildings managed under an active HOA. We were asked to write a proposal to perform a detailed inspection of the property’s 168 balconies to document current conditions and plan for long-term maintenance.
The evaluation will take place in stages, beginning with ground-level observation of each balcony’s underside and visible framing to identify cracks, corrosion, or early signs of deterioration. From there, elevated access—using a lift or drone—will allow us to look closer at balconies showing more concern, focusing on their support connections and materials. Finally, select units may be viewed from the top side, with interior access provided to observe decking, framing, and how each balcony ties back into the structure. Together, these ground-level, elevated, and top-side views will provide a complete picture of how the balconies are aging and what level of repair or reinforcement may be needed moving forward.
