This home that is currently under contract was recently found to have water and mold issues that have since been treated by a professional remediator. We were brought in to evaluate any structural damage resulting from the moisture exposure on this Alpine, Utah home.
The issue began with a large roof draining water into a poorly installed gutter system. The gutter overflowed near the porch and foundation, causing the soil to settle and surface water to flow toward the home instead of away. A recent storm made that problem very clear with signs of small flooding.
Fortunately, the structure remains stable. No signs of settlement are visible and the mold cleanup appears effective. We recommend correcting the root cause by rehanging the gutters with a consistent slope, adding downspouts at both ends, and regrading the soil to direct water away from the foundation.
With these fixes in place, the drainage problem should be resolved, keeping the home dry and structurally sound moving forward.
