During inspection, we noted that a wall between the living and dining rooms appears to have been removed. The 2×4 rafters with steel plates still span about 27 feet, which is typical for when this home was built, and no roof framing members were found to bear on the removed wall.

Attention was also given to the floor framing below. With a total depth of roughly 27 feet, the joists likely span 15 and 12 feet at 16 inches on center. If the system includes sistered (2) 2x8s or 2x10s, it meets code; if only single 2x10s were used, it would fall short of current standards.

No visible failures were found, but due to the lack of permits and professional oversight, a detailed structural verification was recommended to confirm compliance with modern building requirements.
