We arrived at a home in Cottonwood Heights immediately after a rainstorm. This was the third site visit, but it was the first time structural piers were noted. Seller documentation indicated that Davenport had previously addressed settlement at the southeast corner, a reminder that this property had already needed structural attention in the past.

On this visit, the timing was perfect! Considerable rainwater had collected on the driveway and near the adjacent side of the slab. Encouragingly, that water drained properly away from the foundation. This detail matters: it suggests that surface drainage conditions have been improved and are currently protecting the structure. Piers may have been necessary years ago, but the indicators observed now show that the earlier repair work has remained effective.

Based on today’s assessment, we found no evidence of new foundation distress. Instead, the foundation appeared stable, with past movement properly addressed. The recommendation is straightforward: maintain the current drainage pattern. As long as water continues to move away from the home, both the house and garage foundations are expected to remain stable moving forward.
