A newly built condominium in Saratoga Springs, Utah was falling apart and all buyers of each individual unit were taking the hit. The buyer of one of these units called us to come and observe this condominium to assess the potential of it being restored to its proper build. Within moments of entering a first floor unit we started to see the structural disaster. Below, you will find a few examples of 10 foot horizontal and 3 foot vertical cracks in the foundation, separating walls, interior 3 foot long wall cracks, and cracked and misshapen garages. Each of these deficiencies alone is suitable evidence of structural failure, put them all together and you have a masterpiece of ugly.
There was evidence of a construction company starting to attempt to make repairs, but with such major structural failures, fixing this condominium completely could be wishful thinking. Tie back anchors were beginning to be installed on the same side as the cracks in the foundation, however, these repairs may not guarantee long term stability. Ultimately the report we write will provide evidence to help the condominium unit owner find a resolution to have the seller buy back the unit.
