A potential homebuyer invited us to inspect a property in Park City, Utah, specifically concerned about two large cracks in the retaining wall just outside the garage. One of the cracks ran straight upward, while the other formed a 45-degree angle. On the side of the home, we saw evidence of water easily sinking into the soil next to and underneath the retaining wall. We determined that water filling the soil beneath the wall was creating a loose foundation for it to rest on.
Without proper water management, even a well-built retaining wall can start to crack, bow, or fail altogether. To prevent further damage and protect the structure, we proposed a two-part solution: installing roof gutters and downspouts, as well as a French drain.
Installing gutters and downspouts will redirect rainwater away from the base of the wall. By capturing runoff at the source, we can prevent excess water from pooling in the soil near the retaining wall. A French drain along the full length of the north side of the home will collect water from both rainfall and natural runoff across the property, channeling it safely away from the structure.
This drainage solution is an effective way to prevent future cracks from forming. If done correctly, the buyer can move forward with confidence—knowing their new Park City home is protected from hidden water hazards.
